  • Purpose: Used for final contracts and construction scheduling.
  • Accuracy: Typically within 5–10% of final costs.

Renovations—especially in older homes—can reveal hidden surprises. To ensure your project doesn't stall, we recommend a 15% reserve fund. This contingency accounts for unforeseen site conditions and ensures a smooth, uninterrupted path to completion.

Timelines & Communication

Efficiency and accuracy drive our schedule. We value your time and aim for the following responsiveness benchmarks:


  • Site Meetings: Generally scheduled within two weeks of initial contact.
  • Estimate Delivery: Within 10 business days for large projects (faster for smaller scopes).
